There are currently 1,161 properties over $1,000 listed in the MLS, with slightly more single family homes (587) than condominiums/townhomes (574). Just under 10% of these are under contract – 32 single family homes and 71 condos – with many of the condos still pre-construction. In January 2007 there were 16 sales, 12 single family homes and 4 condos. Based on January’s activity, Pinellas County has a 48.9 month or 4 year supply of single family homes and a 144 month supply of condos. Using a single month’s statistics can skew the outlook, particularly when compared to longer periods of time.
Pinellas County has a larger luxury market than Hillsborough County (Tampa) as evidenced in the chart below:
