Although builders and model centers
do not advertise it, you can be represented by a Realtor® / Buyer's Agent in
buying a new home or condo, in most cases at no additional cost to you.
WHY: Your
Realtor® will be able to guide you in the right questions to ask, will be
able to compare the lot location, the neighborhood, the quality of construction,
the floor plan and the amenities with comparable new properties. Your Realtor®
should have experience negotiating with Builders, and be able to guide
you from their experience. HOW:
The key is that your Realtor® must accompany you on your first visit to the
model center. If you absolutely must stop when you pass and the desire hits
you, when they ask you to register, politely decline to do so (and decline
to give your last name as well) stating that you want to wait until you come
with your Realtor®, who will be representing you in any purchase. If the staff
person volunteers to protect your Realtor® or work through your Realtor®, have
them put that in writing on the registration card and give you a copy of it
- or have them call your Realtor® while you are there. |
