Estimated Closing Costs - Prior to writing an offer to purchase
a home, we use the following form to help the Buyer get an estimate
of what it will actually cost to close the sale. Often times buyers
will just look at the purchase price but there are many other costs
that can add up. Most of these costs relate to the mortgage. You
should also get an estimated cost disclosure from your lender. If

the purchase of a home. Other Disclosures determined by the Brokerage - We sometimes joke that everytime a broker loses money in a law suit, a new disclosure is created. Some firms have one consolidated form like this one, that covers several disclosures and some will have a separate form for each so that you only sign ones that apply to your transation. At ALVA International, we use a consolidated form for a few reasons: we don't want to forget an important one, they often are in similar "spirit" and discussed at the same time, and well, it's more environmentally friendly to have 1 form instead of 5 or 6. The disclosures mostly cover the "yes we discussed that" and are there to prevent the " you never told me" problem. Taxes are a matter of public record and we can tell you where to look for tax information on a property. What we cannot do is guarantee you a certain tax bill. Taxes are a function of the property appraisers value of your property which changes regularly based on a number of variable. A real estate contract does not guarantee that your student will go to the school nearest them. We love to recommend our favorite vendors, but like any other recommendation, it's based on our experience. They are not our employees and we can't be responsible for their actions. We recommend a home inspection and home warranty to all of our clients. After explaning the basics of a home inspection and a home warranty to you, you still have a right to decline either or both of these services.
